New home sales in August were at a seasonally adjusted annual rate of 504k. That is up 18.0% from July’s revised rate of 427k. The national rate of new home sales in August is up 33.0% from a year ago.
New home sales by region, seasonally adjusted, in August:
- Northeast: SAAR of 31k from 24k last month.
- Midwest: SAAR of 58k from 58k last month.
- South: SAAR of 262k from 243k last month.
- West: SAAR of 153k from 102k last month.
The median sales price of new houses sold in August was $275.6k, down from $280.1k in July.
The seasonally adjusted estimate of new houses for sale at the end of August was 203k. This represents a supply of 4.8 months at the current sales rate.
